Phase I & II Environmental Site Audits Bagdon Environmental recognizes that the costs of identifying environmental liabilities before a final commitment is made to a property or site are generally only a fraction of the costs of dealing with a contaminated site. We provide clients with hazardous materials site assessments - commonly called Phase I audits or due diligence audits - based on a thorough literature search of documents related to the site, discussions with environmental officials, and a careful site walk-over. Phase II investigations are initiated if there is reason to suspect that contamination has occurred on the site or that the site may have been contaminated from adjacent land uses.
Bagdon Environmental also offers Comprehensive Environmental Liability Assessments that cover a full range of environmental regulations and liabilities which could affect vacant and developed properties. A Comprehensive Environmental Liability Assessment will identify potential environmental liabilities and regulatory compliance difficulties which could affect future use or development of a property. These include such areas as zoning compliance, air and water permits, the presence of wetlands and endangered or threatened species, and the potential for significant archaeological resources on a site.
